Rent/Landlord Question (section 8 housing in NO East) HELP Please (1 Viewer)

My girlfriend and I recently purchased a house in New Orleans East, renovated it and are now about to rent it out via Section 8.

My dilemma is HANO is only going to pay $700 toward the $1400 rent and the renter is proposing to pay the other $700 per month. Our agreement with HANO will state we are charging the tenant $700. My question is, what recourse do i have if my tenant doesn't pay their portion of the rent?

Since HANO is paying their half on time (presumably), can i still evict the tenant at any time? If my tenant isn't pay the remaining portion on time can i have them evicted? Can i then sue them for the total amount due on the lease if, let's say they have 2 month's back rent and another 7 months on the lease?

My girlfriend and I are newbies to renting and we are not really comfortable with Section 8 housing if we are only going to be paid $700 instead of the normal going rate of $1400.

Any thoughts/suggestion/prayers are welcomed!

I've heard that you'll have to write section 8 and explain how your lease was violated. The leesse won't be able to get another place through section 8 until any obligations with you are satified. I'm assuming that you'll be able to sue for the balance, but good luck with that. I can look into it, to get the real deal.

Are you considering section 8 due to being unable to find tenants? I had no problem renting my units out in NO. I'm reluctant to get involved with section8, mostly because of concerns of the tenant pool. You'll have to consider what sort of people you're introducing to certain areas of the East. Do you have a good idea about the demographics of that area?
