What to do when an inspector misses stuff? (2 Viewers)

Home inspectors are a complete joke, l use to work with a guy that did it on the side. He was a crackhead and got his certification on the Internet. He worked for the "best" inspection company in the town and said he only did it to get beer money. The bad thing is they screw the sellers as much as the buyers, and get to walk away idiot free!

I have contacted home warranty, and they don't cover this. I haven't contacted the title company, how does that work? Our deductible is $1500, so I hope this comes in under that. I am resigning myself to the fact that I will have to pay for this guys crap work out of pocket (good bye new floors), but if there is anything I have learned from this it's never take the realtors word, and to tell everyone I know who is buying a house not to use this guy.

IMO you should still inquire about making a claim with his insurer.

Then what's the point of having one? If he isn't going to tell you all that is wrong with the house I might as well not have one done.

This. I hate home inspectors for exactly the reason you stated. No recourse against them for being wrong and they always are. Almost always. I guess i saw one good one once, but i do them for friends & clients & you wouldnt believe the things they miss & the shocking things they see. Waste of time & now they're becoming mandatory.

Scam if you ask me.

My inspector pointed out things like a hairline crack in the shower, moisture in one of the Windows, and a wet spot under the sink and a cracked closet door. All those things had to be fixed by the owner before the closing. My inspector climbed up in the attic and went through it with a fine tooth comb.. I know all inspectors are different. After seeing him look at everything the way he did, I felt pretty confident in his work..
Now, my best friend builds houses for a living. I had him come look around before the inspector, just because of a situation like the OP ran into, but not everyone is lucky to know someone..
